I am interested in lettings...
As a landlord, you want to know two things when choosing a lettings agency: firstly, that you'll
be rewarded with a strong and constant income stream, and secondly, that you'll be dealing with
receptive people who are always on hand to supply expert advice. Here are just some of the reasons
why we make the grade:
We'll get the price right — right from the start. Using our knowledge of comparable rents in your area,
we''ll accurately assess the open market value of your property
- Your property will then be auto-emailed to all appropriate tenants on our extensive database, and appear in our
prominent window displays
- Your dedicated lettings consultant will work some of the longest hours in the industry on your behalf: 9–7 and
beyond on weekdays and 0930–2 Saturdays
- Every one of our consultants receives comprehensive and ongoing training, both internally and from the
Association of Residential Lettings Agents
- We pride ourselves on high staff retention, not turnover, which results in a smooth and efficient service
- Your property will appear on our user-friendly website, on all the major property websites, and in the highest
profile local and national print media
- We always ask for holding deposits to secure a tenancy, undertake references through an agency and collect one
calendar month's rent in advance and a deposit on your behalf
- To safeguard your property, we'll create a legally sound Tenancy Agreement. We can also carry out comprehensive
inventories at the start and end of a tenancy.
I am interested in property management...
We also offer a full property management service, for both UK-based and 'non-resident' landlords. Choose this option and all your tenancies will be run smoothly, cost-effectively and within the law.
For you, this will amount to peace of mind, an increased likelihood of tenancy renewals – potentially allowing you to charge a higher rental rate – and even help you avoid the dreaded void periods that are every landlord's nightmare.
As part of our service, we also forward rental payments to our landlords within 10 working days, and, if required, can perform twice yearly visual inspections (at four monthly intervals). So, it's quite simple: let us manage your property and you can look forward to profitable and problem-free tenancies.

Landlord's Legal Requirements.
Making the property safe for tenants
By law landlords must ensure that their property is safe for letting. It
looks complicated but a letting agent should be able to provide full details
of the regulations. The letting agents should also explain about the
regulations and help you determine any action that needs to be taken to make
your property safe for tenants. Safety legislation is regularly updated, so
Landlords should check they obtain the latest regulations details from their
letting agent. By law, during the let, safety aspects should be checked in
the form of inspections and testing where applicable. Formal records of
these inspections/testing need to be kept on the premises of the let
property.
The following regulations apply:
Gas Regulations
The Gas Use Regulations (Installation and Use) 1994 and Amendment No .2.
Regulations 1996 and Gas Cooking Appliances (Safety) Regulations 1989:
The Landlord must ensure that a safety check is carried out for all gas
appliances. This includes pipe work or installation, all types of gas
(mains, propane or calor). Safety checks must be done every 12 months by an
approved engineer who is CORGI registered. A record must be kept of all
inspections, and this should be supplied to tenant renting the property. In
the event that any appliance, pipe work or appliance becomes defective or
dangerous it must be repaired or replaced immediately.
Furniture Regulations
The Furniture and Furnishings (Fire) (Safety) Regulations 1998 (amended 1989
& 1993):
This Regulation covers all upholstered furniture and furnishings
manufactured after 1950. This includes loose fittings, permanent and loose
covers. It does not include carpets and curtains. Furniture in respect of
all lettings starting after 1st March 1993 should comply. Furniture
previously provided for a property let before 1st March 1993 must comply
from January 1st 1997, or when a tenancy that started before 1st January
1997 is ended.
Electrical Regulations
The Electrical Equipment (Safety) Regulations 1994, Low Voltage Electrical
Equipment Regulations 1989 and The Plugs and Sockets etc (Safety)
Regulations 1994:
Landlords must ensure that ALL electrical equipment, appliances, and
electric supply is safe. All new electrical appliances must carry a 'CE'
mark. Instruction booklets or clear instructions must be provided for these.
Plugs and sockets that are newly installed must conform to the appropriate
British Standard or approved alternatives. Plug and Sockets regulations are
not retrospective but any relevant equipment included in a new tenancy after
the start of the new regulations must comply.
Product Safety Regulations
The General Product Safety Regulations 1994:
These regulations mean that Landlords are required to consider general
safety of the tenants in their property. For example, the landlord should
supply instruction manuals to items used in property. And also information
sheet/s covering any issues about potential danger points in the property
e.g. sharp objects/hot surfaces etc.
Warning:-
Primeview Estates intend to provide the above information as guidance only
to explain to landlords about safety regulations. For full details landlords
should refer to the full regulations. The above information could date as
regulations are updated. It is not an authoritative interpretation - which
would be a matter for the courts. Primeview Estates provide their Landlord
with a full copy of the relevant and up to date regulations.
